We hope your tenancy is smooth and hassle-free. Please remember that tenants must report any defects, damage, or maintenance issues in the apartment without delay, regardless of the cause of the damage.
Maintenance Requests & Urgent Maintenance Issues
If an accident or damage occurs in your apartment, act immediately to prevent further damage. For example, turn off the water supply and move personal belongings to a safe location if necessary. Tenants must report any defects, damage, or maintenance needs as soon as they are noticed. Please note: In case of fire, burglary, or other urgent situations requiring authorities, always call the emergency number 112.
- Report Urgent Maintenance Issues by Phone. You can find your maintenance company's contact details on the building notice board or in the Tenant Pages. Examples of urgent maintenance issues include water leaks (pipes, plumbing fixtures, water connections), electrical faults (power outlets, fixed lighting, electrical appliances) and other issues requiring immediate maintenance attention.
- Report Other Maintenance Issues Online. For non-urgent maintenance issues, submit a maintenance request using the online maintenance request form. This ensures that information about the required maintenance work is directed to the correct party for handling.
Damage Reports & Home Insurance
Home insurance usually covers damage to a resident's personal belongings, while the property's insurance covers damage to the building structure. Please also report any damage covered by your home insurance to your own insurance provider. For example, personal belongings stored in your apartment or private storage unit are usually covered by the tenant's home insurance. Please remember that your tenancy agreement requires you to maintain valid home insurance throughout your entire tenancy.
Follow your insurance company's instructions when reporting damage. Document the damage by taking photographs, recording what happened and when and keeping receipts for any additional costs. A typical insurance claim may require documents such as a written description of the damage, photographs of the damage, receipts for additional expenses and authorisations or guardianship documents, if applicable. Home insurance may provide compensation for damaged personal belongings and temporary disruption to living arrangements.
The property's insurance only covers damage to the building structure. If the damage has also affected the apartment's surfaces or structures, please provide Colliers Customer Service with your insurance company's claims handler contact details and the claim reference number provided by your insurance company. If necessary, Colliers will arrange a damage assessment of the apartment.

Lost Keys
If you lose your key, contact the Colliers Customer Service immediately and report the lost key. Check with your insurance company whether key loss or replacement costs may be covered. Read more about keys and building security here.
Tenant Changes in the Building
Changes in residents, such as moving in, moving out, or changes in household size, must be reported to both the property's maintenance company and Colliers. Resident changes may affect, among other things water charges, resident register information and building records. Please note that changes such as the birth of a child increase the number of residents in the apartment.
Resident changes also affect water billing information, so please notify the rent administration team about any changes. Resident information is required for the building's resident register. The people registered as residents may be verified, for example, when requesting door-opening services. A person cannot be confirmed as a resident of the building if their information has not been registered.
